·        I’ll communicate and send you reports as soon as homes that fit you hit the market, sometimes on a daily basis.
·        Review and screen new listings before you commit your time to see a home.
·        Tour homes after review of listings.

⦁    Visit with the listing agent to build a rapport and discover what the seller wants.
⦁    Create an offer that appeals to seller and stands out from the rest, yet gets you the best price possible.
⦁    Expert negotiation of counteroffers, back-up, contingencies, timing and rent backs.

There are over a dozen critical deadlines I’ll make sure you meet. You’ll receive a clear letter expelling what each next step is,
including a calendar of deadlines.

WHOLE HOUSE INSPECTION MANAGEMENT

Home Inspection. This is a general check. If there are specific items beyond the inspectors scope, such as electrical problems or furnace and A/C issues are found, an inspection by a licensed professional in those areas may be needed

RADON. This is a cancer causing gas that seeps up from the ground

Sellers Disclosure (a long list of questions about the condition of the home seller’s answer) reviewed and approved
Some repairs may be requested or money compensation for them
 
NEGOTIATION FOR REAIRS AS NEEDED:
·        This is a delicate process, it takes tact, experience and knowledge.

CLOSING THE TRANSACTION MANAGEMENT
 
·        I direct clear communication between me, you, Title/escrow and lender
·        Track lenders approval and getting the final documents to you and Title/escrow
·        Utility contact list to get them in your name
·        Order home insurance
Signing the loan and sale papers at Title/escrow. I’ll be there with you
 
 
MOVE IN
